Rock Creek’s Investment Approach
Rock Creek has a well-defined investment strategy that is time-tested over many years. We think broadly about timberland investing to provide a range of alternatives that is vital to producing exceptional returns for our investors. Strategic planning that leads to long term value creation is a core investment expertise of Rock Creek. Rock Creek's investment strategy generally includes:

  • Making highly opportunistic acquisitions to take advantage of inefficiencies in the timber and real estate markets;
  • Identifying properties where Rock Creek’s value-added management will create opportunities to sell land at attractive prices relative to its value for timber production;
  • Actively seeking timberland properties located in recreational areas or near expanding population centers that have the potential to become better suited for a “higher and better use”;
  • Targeting large timberland properties that have the potential, upon conclusion of the Partnership’s investment, to be liquidated in smaller ownership units to take advantage of wholesale-to-retail price spreads;
  • Focusing on timber tracts in the $5 million to $25 million range which are generally too large for retail investors and too small for traditional TIMOs and other institutional investors; and
  • Allowing for investment of up to 20% of the Partnership’s capital commitments in securities of public and private companies that own timber property or are otherwise engaged in the timber industry.
